I often get asked whether it's better to find a new home before listing a property for sale. My personal view is to list your property for sale before you start searching for a new home.

Why is this the case?

There are several reasons:


Firstly, listing your property for sale first puts you in a stronger negotiating position when you find the perfect property to buy. This is because homeowners and agents in the current market are generally more receptive to buyers who have already started the process of selling their current property. If you already have a purchaser for your home, you're in an even better position to make an offer and proceed with confidence.


Secondly, by listing your property for sale before finding a new home, you're also helping to maintain movement in the local property market. If everyone waited until they found a new home before listing their property for sale, there would be fewer homes available for purchase, leading to a gridlock that could impact property prices and delay the process of moving.


However, before listing your property for sale, there are a few things you should do to prepare:

  • Research the areas where you may wish to buy and the type of property you'd like to purchase. This will give you an idea of what's available in your price range, and help you focus your search.

  • Stay on top of the local property market by monitoring price trends, new developments, and changes in the local economy.

  • Get your paperwork organized, including any relevant certificates or surveys, and instruct a reputable solicitor to handle the legal aspects of the sale.

  • Obtain pre-approval for a mortgage, known as a Decision in Principle (DIP), to demonstrate that you're a serious buyer.
